Ask who does the work and how fast they can get to your place in a snowstorm. A ski house in Ludlow needs someone close by in January.
How to choose an Okemo rental manager

Pick the manager whose marketing will keep your home booked, and who lets you keep what that marketing builds. Cleaning, plowing and repairs should be a given, so compare managers on how they get your home found, how they set rates, and whether your listings, website and guest list stay in your name. In Ludlow, VT, owners usually compare Open Door Vacation Rentals, SkyRun Vermont, Singleton's Property Management and New England Mountain Stays.

What should every Okemo rental manager handle?
The house. Cleaning and linens between stays, plowing, small repairs, property checks, and a real person a guest can call. That's the baseline, not the reason to pick one manager over another.
What actually makes one rental manager better than another?
Marketing and data. Two homes with the same cleaning crew can earn very different money depending on how they're listed, how the rates move through the season, and whether past guests come back.
Here's what I look at. Is the home on the channels that fit it, like Airbnb, Vrbo, Booking.com and Google? Do rates and minimum stays change between a holiday weekend, a quiet midweek night and the gaps in between? Does the home get its own website, so you're not leaning on Airbnb and Vrbo alone? Do past guests who opt in hear from you before their next trip? Is anyone posting photos and local moments between seasons?
On pricing, we work with data scientists and pricing tools, and we check demand, competing listings and booking pace before we move a rate. A data scientist reviews rates every week. Our pricing tools adjust them every day and again whenever a new booking comes in.
Why does it matter who owns your listings, website and guest list?
Because marketing only builds on itself if you keep what it creates. If the reviews, website and guest list stay with your home, every season of marketing keeps working for you, even if you change managers later.
We put this in writing. The property, listings, domain and guest data stay with the owner (how it works). You can also block your own dates before guests book them.
Ask any manager: if we part ways, what do I keep?

Which Okemo rental manager is right for you?
It depends on what you want. If you want a well-reviewed team to run the whole thing, Open Door is a strong pick. If you want marketing and data driving the bookings, and you want to own what that builds, that's what we're built for.
Open Door Vacation Rentals is for the owner who wants a well-reviewed local team to handle everything. Their guest reviews are excellent, their founder grew up in Ludlow, they give 1% of nightly rentals to a local community fund, and they're especially strong with slopeside ski condos.
SkyRun Vermont is for the owner who likes a local operator with a national brand behind it: franchise systems and a national data set for pricing.
Singleton's Property Management is for the owner who wants a long-standing local company in the Proctorsville and Okemo area. Ask them about marketing and channels, because we couldn't find those details online.
New England Mountain Stays is for the owner who wants marketing and data doing the heavy lifting, and who wants to keep the results: your own website, guest list, direct bookings and listings. We cover the house too.
What do the public Airbnb numbers show?
As of Oct 21, 2026, Open Door runs a large, highly rated Airbnb portfolio, and The Bear's Den, the one home we market, has more guest reviews than any rated Open Door listing, with a rating in line with their average. That doesn't make one better. It shows what focused marketing on a single home can do.
Open Door Vacation Rentals on Airbnb, as of Oct 21, 2026 (host profile): 54 listings, Superhost, 4 years hosting, 576 reviews on the host profile at 4.92. The 41 listings that show a rating average 4.91 from 454 reviews in total, about 11 per listing. The most-reviewed single listing has 29 reviews. 21 of the 41 rated listings sit at 5.0 and 27 are at 4.93 or higher, most with fewer than 10 reviews. 13 listings are new or not yet rated.
The Bear's Den on Airbnb, as of Oct 21, 2026 (listing): 4.93 from 42 reviews, Guest Favorite, 4 bedrooms, sleeps 8, Superhost.
Holding ratings that high across more than 50 homes is hard, and Open Door deserves credit for it. Review counts also partly reflect how long a listing has been up. What The Bear's Den shows is focus: with a small portfolio, marketing can push hard on each home, more bookings bring more reviews, and those reviews win the next booking.
What does good listing marketing look like?
It starts with the details. Guests filter by bedrooms, baths and amenities, so a home with the wrong counts can be hidden from the exact people looking for it.
In a sample of five Open Door Airbnb listings we checked on Oct 21, 2026, 2 showed as "Studio, 0 baths" even though their titles and descriptions describe 3 bedrooms. One of those two shows correctly as 3 bedrooms and 3 baths on Vrbo. A slip like that is easy to make with a big portfolio and easy to fix, but a guest filtering for 3 bedrooms on Airbnb may never see the home.
A checklist any owner can run on their own listing:
- Bedroom, bed and bath counts set right in the listing settings, not just in the title.
- Every bedroom in "Where you'll sleep," with its beds.
- Every amenity the home has, checked off. Guests filter by hot tub, fireplace, washer, EV charger and more.
- Real distances, real rooms and real details in the description, not general mountain words.
- The same counts, amenities and house rules on Airbnb and Vrbo.
For comparison, The Bear's Den on Airbnb, as of Oct 21, 2026 (listing), has 4 bedrooms, 7 beds and 2.5 baths set correctly, all 4 bedrooms in "Where you'll sleep," 61 amenities listed, and Guest Favorite status. The sampled Open Door listings listed 40 to 49 amenities.
What results has New England Mountain Stays had?
One home so far, and it's mine. We bought The Bear's Den in Ludlow in October 2025. As of Oct 21, 2026 it has about $85,000 booked for its first year, and the prior owners averaged about $55,000 a year. Both figures are owner-reported (NEMS), with no capital improvements.
These are first-year reservations, not a finished year of earned revenue, and they're no guarantee for another property.
How booked is The Bear's Den for winter?
As of Oct 21, 2026, The Bear's Den has 37 of 90 nights booked with confirmed guest bookings for December 2026 through February 2027. That's about 41% of the winter booked before the season starts.
By month, from the Airbnb calendar and confirmed by me as the owner: December 2026 is 11 of 31 nights booked, January 2027 is 17 of 31, and February 2027 is 9 of 28. Total, 37 of 90, about 41%.
That's one home, and the count will move as bookings come in or guests cancel, so read it as a snapshot on that date. It's also the marketing point in practice: a correctly set up listing, Guest Favorite status and a steady run of reviews help a home book early.
What should you ask any Okemo rental manager?
Ask how they set rates, where they list your home, who owns the listings and guest list, and who shows up in a storm. These ten questions cover it:
How do you set and change rates, and how often are they reviewed?
Which channels will my home be listed on?
Will my home have its own website, or a page on yours?
If we part ways, who keeps the listings, reviews, website and guest list?
Do you follow up with past guests, and whose list is it?
What reports will I get, and how often?
Who cleans, plows and handles repairs, and how fast can they get to my home in a storm?
Can I block my own dates, and how much notice do you need?
Who checks that my bedroom, bath and amenity details are correct and match on Airbnb and Vrbo?
Can I talk to an owner you work with now?
Frequently asked questions
What is the best rental manager near Okemo?
It depends on what you want. Open Door Vacation Rentals has the strongest guest review record in Ludlow, 4.91 from 472 reviews on manager-review.com as of Oct 21, 2026. New England Mountain Stays is built for owners who want marketing and data driving the bookings and who want to keep their own listings, website and guest list.
What does a Ludlow, VT property manager do?
A good one covers the house (cleaning, linens, plowing, repairs and guest help) and the marketing (listings, rates, photos and repeat guests). The house side is the baseline. The marketing side is where income differs most.
What is the difference between a cohost and a full-service manager?
Both run the rental day to day. A cohost like New England Mountain Stays works alongside the owner, and the listings, website and guest data stay in the owner's name. Some full-service managers list homes on their own booking site instead. Ask any manager who owns what.
Why does owning my guest list and website matter?
A guest who books direct or comes back through an email is a booking you built. If those stay with you, your marketing keeps working even if you change managers later.
How does New England Mountain Stays set rates?
New England Mountain Stays works with data scientists and pricing tools. We look at demand, competing listings and booking pace, then adjust rates and minimum stays for weekends, holidays and the gaps between.
Does New England Mountain Stays handle cleaning, plowing and repairs?
Yes. New England Mountain Stays covers turnovers, plowing, repairs and property checks, with local trades for bigger work.
Where does New England Mountain Stays work?
The current focus is the Okemo and Ludlow, Vermont area. Send us your property's location and we'll confirm the fit.
Can I still use my own home?
With New England Mountain Stays, yes. You block your personal dates before guests can book them, and we get the house ready for you too.
Why do bedroom and bath counts matter on a rental listing?
Guests on Airbnb and Vrbo filter by bedrooms, baths and amenities. A listing with the wrong counts or a short amenity list can be hidden from the guests searching for exactly that home. A good manager checks that every detail is right and matches on every site.
How far ahead do Okemo rentals book for winter?
It varies by home. As one example, as of Oct 21, 2026, The Bear's Den in Ludlow had 37 of 90 nights booked with confirmed guest bookings for December 2026 through February 2027, about 41% of the winter, before the season started (Airbnb calendar, confirmed by the owner). Bookings change over time, and one home is no guarantee for another.
Are the Bear's Den results typical?
They come from one home and are owner-reported first-year reservations, not a finished year of earned revenue. They are no guarantee for another property.
